Rental and House Price ranges
Renting Price range as at (November 2009)
I have had a few requests for the cost of rentals in various cities and performed searches for rentals and placed them in a price range across all cities.
Typical average rentals, depending on the city are:
- 4 bed house $450 – $650
- 3 bed freestanding house $350 – $600
- 3 bed townhouse $350 – $520
- 2 bed freestanding house $320 – $550
- 2 bed townhouse $250 – $450
- 2 bed apartment $250 – $450
- 1 bed flat $190 – $250
- one room in shared accommodation $100 – $200
These numbers may change in the following six months, due to the economic situation…
Average House Purchase Price in Australia (November 2009):
You may wondering what the purchase price of a house is, well I used the real estate websites again and found the average house prices in the major cities from highest to lowest are:
- Sydney $550,000
- Melbourne $475,000
- Brisbane $425,000
- Adelaide $400,000
- Perth $480,000
- Darwin $450,000
- Canberra $485,000
- Hobart $320,000
House prices are still increasing a % per annum, unsure of exact figures and mortgage rates are at about 5.7% at the moment (November 2009), however Melbourne Cup Day may bring an interest rise of 0.25%…

Book Short term accommodation
When should I Book my short term accommodation for arrival?
Well, you should book as early as possible! –
Some properties are booked up to 12 months in advance, causing about 50% of accommodation enquiries that cannot be satisfied because the accommodation is already booked!
Usually you will book you flight first then start looking for accommodation.
I suggest that you first look for accommodation, then book your flight, as you may find the house or place you after is already booked. In this way you do not have to stay in an expensive hotel your first week of arriving in Australia. and you will have a wider choice of accommodation providers, whereas furnished accommodation can be in short supply, especially during the Australian summers.
How long should I book accommodation for?
Typically, new migrants will book furnished temporary accommodation for a few weeks, then take an unfurnished rental for 6 or 12 months. Exactly how long you need a furnished place will come down to a number of factors and personal preferences:
How long will it take for your furniture to arrive?
Typically this will be anything up to 8 weeks, but some people send their things ahead so it’s waiting for them when they arrive or very soon afterwards. Or you may not send your furniture, with a fresh start, by preferring to buy new/second-hand in Aus.
How long will it take to find and sign up a 6 or 12-month rental that we like ?
Maybe only a few days, but maybe a few weeks – depends if you have a good idea of where you want to live, what your requirements are and what you’re prepared to pay in rent.
Could I get by in an unfurnished house for a while?
Remember that most unfurnished rental houses have built-in cooking facilities and many have built-in wardrobes in bedrooms. If you buy a few new items, like fridge/freezer, mattresses, sofa-bed, TV, outdoor table & chairs (which you may have to buy anyway) you may be able to get by for a few weeks – it depends how much comfort you require.
Can I arrange a long-term rental over the internetnet?
It can be difficult and we would not recommend it. Photos will never tell you the full story – what the neighbourhood is like, how clean the place is, etc. And remember that once you’ve signed the lease, you’re legally bound to pay the rent for the full term.
Other good things to know when looking for accommodation
You may not want to spend your first few days racing around looking for a long term rental and finding temporary furniture – other things may have higher priority (job search, kids into school, chilling out) and you may not have a good idea of where to live anyway. In this case, perhaps a few weeks in furnished accommodation would be better.

Water at our new home
We have three sources of water to our new home in Coomera, Queensland.
- Normal tap fresh water that we can drink, supplied by the council, and is found in our kitchen and bathroom taps.
- Recycled water from the Council and billed a different rate from the fresh water. This water is supplied for flushing our toilets and watering of garden and has purple taps.
- Rain water from our rain water tank – This water is used in our washing machine.
Moving house
The reason for lack of posts the last few weeks is that we have just moved home from a rental into our first Australian owned home! Its good to be in our own place, there are no regular inspections, and know that we can hang pictures on the wall, put up an extra shelf, etc…
During the move I have found that there are alot of things to organise within the weeks leading up to the move and during the actual move and have made a mover’s checklist for you.
First of all you need a lots of boxes. Luckily I know someone who works at Bunnings, who brought a few boxes every week. You can go to your local supermarket too and ask for boxes that are to only be thrown away as waste!
Then its organising of the moving van, my husband organised one through a local Car Rentals company, I was so surprised they hired out mini-trucks, we fetched the van within an hour of calling to see if any were available and dropped off the van the next morning before 9am! They were also reasonable, It think it was $139 for the day and we had to refill fuel before return! Having the van really saves you time and effort if you may have a few trips to make.
Lastly we made use of the Australia Post service of moving our mail for us, for up at http://www.movingservices.com.au/, it’s about $15 for 1 month, $24.95 for 3 months, and more for 6 and 12 months, we opted for the 3 months… With this service all our post to our rental is redirected to our new house! It arrives with a bright yellow address label addressed to us!
The we orgnisaed our electricity, gas and water. Electricity and Gas is at the same service provider and called when we moved int and they bill from the day we move in! Water well that is added to the coucil rates bill. More about water the different water sources in our house here.
